What is involved in the design process?
The design process is meant to be fun, engaging, and democratic. It involves sketches, drawings, computer models, lots of ideas (both good & bad) materials, thorough analysis, and good humor.
The following are steps we’ll be taking together as we design your home:
Phase 1 Pre-Design: Site analysis, programming, existing conditions budgeting, and code review.
Phase 2 Schematic Design: Basic design concept generation.
Phase 3 Design Development: Refinement of the selected design concept from Phase 2.
Phase 4 Construction Documents: Detailed drawings, schedules, and specifications.
Phase 5 Bidding or Pricing: Aid in contract award and negotiation with GC
Phase 6 Construction Observation: Oversee construction & administration of the contract.
What do I need to know when it comes to planning permission?
We help and guide you through this process. We draw up the plans based on council guidelines and organize any paperwork and arrangements for the construction project.
